Sunset Point Housing Co-operative (SPHC) is a mixed-income townhouse community located at 2960 Steveston Highway, Richmond, BC, established in 1988 and extensively renovated in 2012–13. The site comprises 48 two-, three- and four‑bedroom, two‑storey family townhouses with a central Common Room and on-site office. Renovations cited include double‑pane windows, vinyl siding, interior blinds and fire doors. Members are responsible for their own utilities. The Common Room is available for member events. Unit counts, approximate floor areas and current monthly charge examples listed on the site are: 2‑bedroom (8 units, ~1004 sq. ft., $1,357/month), 3‑bedroom (32 units, ~1235.5 sq. ft., $1,509/month), and 4‑bedroom (8 units, ~1397.7 sq. ft., $1,660/month). A one‑time share purchase of $3,500 is required prior to occupancy; payment arrangements may be available for demonstrated need. The co‑op notes that market rates are tied to mortgage and other expenses and may be adjusted annually (typically on August 1) in line with the Consumer Price Index.
