Arland Mews is a non-profit, self-managed housing co-operative in central North Delta with 44 family-oriented townhouse units built in 1989. The site houses roughly 150 residents of diverse ages and backgrounds, including children and members with disabilities. The co-op’s stated objectives are to provide safe, affordable housing and to foster a supportive community; its governance is democratic, with an elected Board of Directors drawn from members in good standing. Unit mix and amenities: Arland Mews contains six two-bedroom units (two designated handicap-accessible), 26 three-bedroom units, and 12 four-bedroom units. Typical in-unit features listed include washer/dryer hookups, gas heating and a gas fireplace, 1½ or 2 full bathrooms (four-bedroom units have a downstairs shower), fridge, stove, dishwasher, garburator, crawl space and under-stairs storage. Each unit includes two parking spaces (some with garage or carport); visitor parking is not provided and commercial or recreational vehicles are prohibited. Subsidies and occupancy rules: The co-op indicates that families earning less than market rate may qualify for BC Housing subsidies if available; BC Housing-subsidized households are limited to a maximum of 13 units (30% of total). BC Housing occupancy rules apply to subsidized units, prohibiting over-housing (more than two people per room) and under-housing (less than one person per room). Member obligations and community participation: Members are required to maintain the interior and exterior of their units, provide annual proof of contents insurance, and adhere to community standards on noise and conduct. One adult from each household must serve on a committee (approximately eight hours per month); non-participation incurs a stated fine of $80/month. General membership meetings are held every two months and attendance is required unless prior written notice is submitted.
