What you should know about GIA by Functional Living
GIA by Functional Living is a vertical residential development in Puerto Vallarta positioned a few minutes from the Pacific coast. The project comprises 63 apartments designed to deliver ocean views and private outdoor space (balconies or terraces). Units are configured primarily as one- and two-bedroom layouts with sizes and amenities adapted across seven type categories. Typical internal layouts include a principal bedroom with a walk-in closet (in larger types), a secondary bedroom where applicable, two full bathrooms for many layouts, an open living/dining area, an integral kitchen and a dedicated laundry/utility room. Unit sizes range from compact one-bedroom plans (47–54 m²) to larger residences that extend up to about 175.7 m². Amenities and shared areas are oriented to lifestyle, work and leisure needs relevant to communal living. The development offers a panoramic pool, steam room, dedicated coworking space, lounge areas and pet-friendly policies. Ground-level and podium programming includes commercial spaces distributed across three levels, which may support neighborhood services and convenience for residents. Access control and privacy are emphasized through a private lobby for residential entry. Design and construction emphasize durability and acoustic separation. Structural systems are reported as concrete columns with lightweight slabs; finishes include high-resistance porcelain flooring, first-quality granite surfaces, drywall and masonry party walls for noise isolation. The project provides two levels of covered parking with capacity for 59 vehicle spaces. A rooftop level is included in the vertical program. Unit types and distribution (as presented): Type 1 (91.20–142.35 m²; levels 3–4), Type 2 (91.70–94.00 m²; levels 3, 5–8), Type 3 (54.00 m²; level 4), Type 4 (47.00 m²; levels 4–8), Type 5 (118.60–162.50 m²; levels 5–8), Type 6 (120.80–162.50 m²; levels 5–8, with an additional half-bath in some plans), and Type 7 (93.10–175.70 m²; levels 9–12). Floorplate and level-by-level plans are indicated through a typical level matrix up to the rooftop. Construction progress notes published on the site state that by November 2025 the structure reached three levels (+4,000 m², 35% complete) and by January 2026 five levels (+5,000 m², 40% complete).
