What you should know about Caroline Co-operative

Caroline Co-op is a member-managed, non-profit housing co-operative located in Toronto’s historic St. Lawrence Market neighbourhood (93 Longboat Avenue). Constructed in the 1980s, the property comprises 60 stacked apartments and townhomes on Hahn Place and Longboat Avenue: 18 one-bedroom, 24 two-bedroom and 18 three-bedroom units. All units include stairs and there are no wheelchair-accessible units; limited parking is available for an additional fee. Governance and resident responsibilities follow standard co-op practice. Members collectively own and operate the co-op through a democratically elected volunteer Board of Directors, standing committees and biannual membership meetings. Members are required to contribute volunteer hours each month (committee work, board service or event support) and to participate in meetings; they also vote on the annual budget and housing charges. The co-op lists active volunteer committees including By-Law, Digital, Finance, Landscaping, Maintenance, Member Selection, Newsletter, Projects and Social. Affordability and tenure are emphasized: as a not-for-profit, Caroline Co-op charges housing fees intended only to cover operating expenses, repairs and reserves. Members do not hold equity in their units, which the co-op cites as a mechanism to preserve below-market housing charges and longer-term affordability for future residents. Location and neighbourhood context are prominent features. Positioned south of Front Street between Sherbourne and Parliament, the co-op is close to St. Lawrence Market, the Distillery District, Toronto Island ferry docks, and waterfront amenities such as Sugar Beach and Cherry Beach. Local recreational facilities—basketball, soccer, pickleball courts and swimming—are noted as being within a block, along with parks and off-leash dog areas. The site provides easy access to transit (TTC, GO) and nearby community resources. Accessibility and application status are important operational points. The co-op currently is not accepting applications and its waiting list is closed; prospective applicants are directed to check back for updates. When open, the application process requires proof of sufficient income to cover housing charges, adherence to minimum and maximum household sizes for units, and an interview with the Member Selection Committee. The co-op includes a land acknowledgement recognizing the traditional territory of several Indigenous nations and provides resources for members on reconciliation and Indigenous services. Office contact details and hours are published for administrative inquiries.
